Replaced furnace filter, tested all smoke/CO detectors, identified 3 punch list items
Tech notes
Furnace filter was heavily clogged, recommend switching to 3-month replacement cycle. CO detector in basement was expired (2019 manufacture date), replaced on site. Noticed hairline crack above garage door frame, added to punch list for monitoring. Overall home in good condition. Next visit: check water heater anode rod (approaching 10-year mark).

Tech notes
Water heater is a 2014 Rheem 50-gal, nearing end of useful life. Recommend budgeting for replacement within 12-18 months. Hallway flooring crack is cosmetic (settling), not structural. Attic insulation is thin in northwest corner, worth adding blown-in before next winter. Exterior caulking around rear sliding door is failing and should be resealed before rain season.
